Booking Conditions

Our Agreement with You

An agreement, which incorporates these booking conditions, is formed between us once you have booked a StayDeansgate apartment by telephone, through the StayDeansgate web site or through a third party website.


Full payment for your booking is due 4 weeks before the date of arrival. For bookings made less than 4 weeks in advance the full amount is due on booking.

All payments will be taken from the credit/debit/AMEX card details which you provide when booking.

Cancellation and Insurance

If you cancel or modify your booking up to 28 days before the date of arrival, no fee will be charged.

If you cancel or modify your booking less than 28 days before the date of arrival (ie after payment has been taken) then no refund will be given.

We strongly recommend that you consider taking out cancellation insurance for your stay.

Non-availability of the Apartment

We would only cancel your stay if the apartment(s) was unavailable for reasons beyond our reasonable control. We would attempt to arrange for you alternative accommodation elsewhere, however if this was either not possible or not acceptable to you then we would refund to you all monies paid for your stay. Our liability to you would not extend beyond this refund.

Key arrangements

There are three ways in which you may receive the key codes to the building and keys to the apartment:

  • By post to the address on your booking (or to an alternative address on request)
  • Collection from our local agents, before 1700 hrs Monday-Friday only
  • From a secure keybox outside the apartment door, after having received from us a text with the required building and keybox codes

When confirming your booking we will state which of the above will apply, however you may contact us to arrange a different option should you wish.

Keys sent by post or from our local agents come with a postage paid return envelope. We reserve the right to charge a £50 no key return supplement should keys not be posted back to us within 7 days, or if appropriate returned to the keybox on departure.


The apartment(s) will be ready for you from 1500hrs on the day of your arrival, unless otherwise agreed in advance. You should not arrive earlier, as the apartment(s) may still be being cleaned following the previous booking. Please contact us in advance should you wish to leave your luggage in the apartment between the hours of 1200 and 1500 hrs


You should vacate your apartment(s) by 1000hrs on the morning of your departure, unless you have requested ands been granted a later departure. To assist our cleaners, you are expected to leave the apartment(s) in a clean and tidy condition, and in particular to remove all rubbish to the refuse facility in the building.


Should you find any faults or have any complaints during your stay, please advise us of these by telephone (during or after your stay) to the StayDeansgate office at Monkhouse Hill. The caretaker of the development should not be approached directly. Any unresolved disputes may be referred to arbitration.


We do not accept liability for damage, loss or injury unless caused by proven negligent act or omission of ourselves, our employees or contractors, or agents of the same, whilst acting in the course of their employment. This include loss or damage to the personal possessions you bring with you.

Damage and Breakages

You are responsible for any breakages or damage you cause to the apartment(s) and its contents. Please report these to us by phone before you leave, otherwise we reserve the right to send you an invoice which will also include an administration charge of £25.00. Note that we do not normally charge for minor breakages (eg glassware, crockery) provided that these have been reported.

Noise and Nuisance

The apartments are located in a residential development. As such excessive noise is not permitted, and whilst in the communal areas of the building you must act in a manner appropriate to a residential development.

The apartments must not be hired for the purpose of holding parties, and must only be used to accommodate the number of people declared at the time of booking. Any customer not adhering to the above may be required to vacate the apartment immediately without any refund.

Web Site and Advertising

We make every effort to ensure that the information and apartment descriptions contained on our web site and on other web sites are accurate. We do however reserve the right to make small changes and we accept no liability for minor inaccuracies.


Apart from guide dogs accompanying visually impaired guests, pets are not allowed into the apartments.


Smoking is not allowed in the apartments. An ashtray is provided for use if smoking on the balcony.
